Tenants with disabilities

Can renovations be made to a rented property?

Tenants with disabilities

The tenant is allowed to make modifications inside the dwelling to adapt it to their disability or advanced age, or that of the people they live with, with prior notification to the landlord. At the end of the contract, the tenant must restore the dwelling to its original state if requested by the landlord.

  • Article 24 modified by Article 1.16 of Law 4/2013, of June 4, on measures to make the rental housing market more flexible and to promote it. Effective since 06/06/2013
  1. The tenant, with prior written notification to the landlord, may make the necessary modifications or actions inside the dwelling to make it suitable and in accordance with the disability or age over seventy years, either of the tenant themselves, their spouse, the person they live with permanently in an analogous affective relationship, regardless of their sexual orientation, or their relatives who permanently live with any of them, provided that these do not affect common elements or services of the building nor cause a decrease in its stability or safety.
  2. The tenant is obliged, at the end of the contract, to return the dwelling to its previous state if required by the landlord.
